Write the rules before you shop
A buy box is the filter that keeps curiosity from becoming chaos. Define target markets, property type, maximum purchase price, minimum rent, rehab tolerance, financing constraints, and the risks you refuse to accept.
Strong buy boxes are narrow enough to reject distracting deals but flexible enough to learn from real market supply. Revisit the box after a few underwriting reps, not after every attractive listing photo.
