Mobile landing menu now keeps a visible, tappable close control

Opening the landing-page menu on a phone now keeps the header bar and its close control above the full-screen menu overlay. Previously the overlay covered the top of the screen, hiding the close button and intercepting taps in the header area, so the menu was hard to dismiss at around 390px wide.

  • The navigation bar now sits above the mobile menu overlay, so the close control stays visible while the menu is open.
  • The overlay no longer steals taps in the header area, so the close button is reliably tappable on small screens.
  • The menu toggle announces its open and close state to assistive technology with accurate labels.

Workflow board reads as a clean vertical list on phones

On small screens the deal pipeline now stacks each workflow stage vertically and scrolls top to bottom, instead of squeezing the desktop board sideways. Stage names and deal counts stay pinned at the top of each stage as you scroll its cards, and moving a deal between stages stays a tap away.

  • Stages are stacked vertically with no horizontal board friction on mobile.
  • Each stage header sticks while scrolling so its label and live deal count stay visible through long lists.
  • Primary card actions and the per-card stage selector remain accessible on mobile.
  • Empty stages show their guidance message and long property names wrap cleanly instead of overflowing the card.

Deal Copilot remembers your marketplace habits and watched markets

Deal Copilot's investor memory now spans more of your saved PocketSquad activity. Alongside goals, strategies, saved deals, scenarios, and workflow history, the assistant now recalls your saved marketplace filter preferences and the markets on your watchlist, so recommendations stay tailored without re-asking for context you already saved.

  • Investor memory context now includes your saved marketplace filter presets (market, strategy, sort, and view), so the AI knows how you browse deals.
  • Watched markets from your market watchlist are folded into AI memory, including strategy and confidence signal where available.
  • All memory remains user-scoped and bounded to a short summary, and raw database IDs are never exposed to the model.

Generate a contractor-ready scope of work from your rehab estimate

The rehab estimator can now turn your scoped budget into a structured, contractor-ready scope of work. It covers flooring, cabinets, paint, baseboards, and the rest of your scoped items with concrete tasks, materials, and per-item costs you can hand straight to a contractor for bidding.

  • A new "AI Scope of Work" section in the rehab estimator generates a structured scope from your current line items.
  • Each scope item includes a plain-language description, actionable tasks, material notes, condition, and cost.
  • Named categories — flooring, cabinets, paint, and baseboards — are covered alongside the rest of the rehab catalog.
  • The scope always stays grounded in your real estimate and remains usable even when AI shaping is unavailable.

Deal notes and comments stay with the property record

Each deal record now carries its own notes and comments thread so decisions, blockers, and handoff context live on the property file itself instead of scattering into general chat. Notes are scoped to the deal, stay attached as the record moves through pipeline stages, and are only visible and editable by the people who own or collaborate on that deal.

  • The deal detail view has a Notes tab to add, view, edit, and delete notes and comments tied to that specific property record.
  • Notes persist with the deal through every pipeline status change, since they are stored as their own deal-scoped records rather than on the stage.
  • Only the deal owner, assignee, and team can see a deal's notes, and only a note's author can edit or delete it.
  • The notes timeline blends collaborator updates and workflow activity so the team can read the full deal history in one place.

Assign a team member to each property work order for clear coordination

Workflow records now carry a work-order assignee chosen from the people on the record's team. The assignment saves automatically, shows on the property work order, and keeps coordination pointed at someone who can actually see the deal.

  • An "Assigned team member" picker on the property work order lets you hand a record to a specific teammate or leave it unassigned.
  • The work order header shows who currently owns the record, so the whole team can see assignments at a glance.
  • Assignments only accept members of the record's team, so a work order can never point at someone who has lost access to the deal.

Property records keep location context in a shared, tested map helper

The property record map that pins a deal's address now resolves its embed through a single shared helper instead of page-level logic. The behavior is unchanged for operators — a Google Maps pin when entitled, an OpenStreetMap marker as fallback, and a graceful empty state when no address or coordinates exist — but the location logic is now reusable and covered by focused unit tests.

  • Property records render location context directly from the record with a pinned map at the deal's address or coordinates.
  • Map provider selection (Google embed, OpenStreetMap fallback, external search link) now lives in one shared, unit-tested helper.
  • Records without an address or coordinates show a clear fallback state instead of a broken or empty frame.

Editable comp management in the Deal Analyzer

Underwriters can now manage the comparable set directly inside the Deal Analyzer: add manual sale or rent comps, toggle any comp in or out of the selection, and remove a manual comp from its own card. The confidence score and value/rent reads recalculate live as the comp set changes, reusing the existing scoring engine.

  • Add manual sale or rent comps with address, price/rent, beds/baths, distance, and your own rationale.
  • Toggle any sale or rent comp's inclusion, with the confidence score and adjusted value/rent recomputing immediately.
  • Each manual comp now has its own Remove button, so a single bad entry can be deleted without clearing the whole manual set.
  • Removing the last comp returns the analyzer to an explicit no-coverage state rather than a stale value read.

Share Vault documents with people and teams — with scoped, revocable access

You can now grant another person or one of your teams scoped access to a Vault document without giving up ownership. Choose view-only or download, set an optional expiry, and revoke at any time. Access is denied by default — only the grants you create can open a document, and that is enforced on the server.

  • Share a Vault document with a person (by profile handle) or a team you belong to, from the document page.
  • Pick the permission level: view in-app only, or view plus download/export.
  • Set an optional expiry (7/30/90/365 days) and revoke any grant instantly.
  • Security-first: sharing is default-deny and re-checked server-side and in the database, so only explicit, active grants ever open a document.

Network now has a LinkedIn-style people and team discovery search

The Network surface can search and browse the published professional directory directly, without leaving the page. Members can find relevant operators by name, role, or market, view full profiles, and connect through the public contact path each member chose to publish.

  • A new people and team discovery section on Network searches published operators by name, headline, role, market, or specialty.
  • Results show role, verification, location, market and specialty tags, and matching signals, with a direct path to view the full profile.
  • Each result offers a connect action using the member's published contact path, falling back to a clear message when none is shared.
  • Discovery only ever reads the already-published professional directory, so existing profile privacy and publish settings are respected.

Going forward

This page should stay focused on customer-facing product movement: the workflows that got stronger, the pages investors can use, and the improvements that change how PocketSquad feels in day-to-day use.
